Some parts of the Primary market are still moving fast
Realtor.com reported that homes sold this week took 62 days on market nationally. In the Primary market, several areas moved much faster than that. Knowing where your area sits on that scale changes how you prepare and price.
How fast did homes sell near you?
The Real Estate Data Aggregator counted 1,125 homes sold across the Primary market in the three months ending August 31, 2026. Most areas finished well under the national 62-day figure. A few took longer. The gap between the fastest and slowest spots is wide.
Cranston 02920 was the quickest. The Real Estate Data Aggregator put its median at 19 days, down 11 days from the same period in 2025. That is a real shift. Sellers there who priced well did not wait long.
Smithfield, North Scituate, and Blackstone each came in at 21 days, according to the Real Estate Data Aggregator. Woonsocket, Cumberland, and Warwick 02888 followed at 22 days. These areas moved at roughly one third the national pace Realtor.com reported.
Speed does not mean every home sailed past list price
Fast markets still reward preparation. Not every home sold above list, even in the quickest spots. Here is how the sale-to-list ratio and above-list share looked across a few key areas.
| Cranston 02920 | Smithfield 02917 | Woonsocket 02895 | Harrisville 02830 | |
|---|---|---|---|---|
| Median days on market | 19 days | 21 days | 22 days | 25 days |
| Avg sale as % of list | 101.4% | 101.5% | 101.5% | 103.4% |
| Sold above list | 60% | 49.1% | 53.2% | 77.8% |
Harrisville stood out. The Real Estate Data Aggregator found that 77.8% of homes there sold above list price. The average sale came in at 103.4% of list. That is the strongest over-ask reading in this market for this period. Days on market also fell 26 days shorter than the same period last year.
In Cranston 02920, 60% of homes sold above list, and the median was just 19 days. That said, the median sale price there dipped 0.8% from a year ago, per the Real Estate Data Aggregator. Speed and price do not always move together.
A few areas moved more slowly
Johnston 02919 had the longest median at 35 days, up 7 days from a year before, according to the Real Estate Data Aggregator. Cranston 02921 came in at 33 days, and Foster at 31 days. These are still well under the 62-day national figure Realtor.com reported, but they read differently from the fastest parts of this market.
In Johnston, the sale-to-list average was 100.6%, per the Real Estate Data Aggregator. Homes still sold near asking. But fewer went under contract quickly, and months of supply rose 0.8 months from a year ago. Pricing with care matters more there right now.
The broader picture
Nationally, the National Association of Realtors reported that existing-home inventory rose to 1.60 million homes in September 2026. Prices were up 1.3% from a year before. Freddie Mac put the average 30-year fixed rate at 7.32% as of October 22, 2026. That rate shapes what buyers can afford, which in turn shapes how fast homes move.
Realtor.com noted that September pending home sales were down 11.3% year over year nationally. The Primary market held up better in several spots, with pending sales rising in Cumberland, Harrisville, and Pawtucket 02860, per the Real Estate Data Aggregator.
What this means for you
For buyers: some areas are moving fast. The Real Estate Data Aggregator found that 55.8% of homes in Cranston 02920 went under contract within two weeks of listing. In Pawtucket 02861, that share was 59.5%. You may have less time to decide than you expect.
For sellers: strong prep and pricing still matter. Not every home sold fast, and not every home beat list price. In Foster, the sale-to-list average was 98.4%, per the Real Estate Data Aggregator. Getting the number right from the start is the clearest thing you can do.
- Most of the Primary market moved far faster than the national 62-day pace Realtor.com reported for this week.
- Cranston 02920 led at 19 days.
- Harrisville saw 77.8% of homes sell above list.
