Primary market still moves faster than the U.S. market

Realtor.com put the U.S. median time on market at 64 days for the week ending October 24, 2026. Here, most ZIP codes were less than half that. That gap matters when you are setting a price or a move-out date.

How fast homes moved, ZIP by ZIP

The Real Estate Data Aggregator counted the three months ending August 31, 2026. The quickest area was ZIP 02920 in Cranston, at 19 days. ZIP 02917 in Smithfield and ZIP 02857 in North Scituate each came in at 21 days. Manville (02838) hit 17 days, the fastest in the market. Not every area was that quick. Johnston (02919) sat at 35 days, and ZIP 02921 in Cranston took 33 days.

Even the slowest ZIP here, Johnston at 35 days, was still 29 days quicker than the U.S. median Realtor.com reported. That is the clearest sign of how this market differs from the national picture.

The national backdrop

Freddie Mac put the 30-year fixed rate at 7.24% as of October 29, 2026. Realtor.com noted rates climbed above 7% for the first time since January 2025. Higher rates have slowed buyers across the country. The National Association of Realtors counted 3.99 million existing-home sales in September 2026, with national inventory at 1.60 million homes. Nationally, prices were up just 1.3% year over year.

Prices: mostly up, a few dipped

Most ZIP codes saw prices rise over the same three months a year earlier. Pawtucket (02860) led with a 14.7% gain, reaching a median of $527,500, according to the Real Estate Data Aggregator. Blackstone (01504) was up 7.9% to $500,000. Pascoag (02859) rose 6.4% to $473,500. A few areas slipped. ZIP 02921 in Cranston dipped 5.2% to $640,000. Warwick (02886) was down 4.2% to $425,000. North Smithfield (02896) fell 2.2% to $490,000. Small dips in a fast market usually mean pricing is the deciding factor.

Homes selling above list price

Well-priced homes still drew offers over asking. The Real Estate Data Aggregator found that in Harrisville (02830), 77.8% of homes sold above list price. In ZIP 02861 in Pawtucket, it was 68.2%. ZIP 02888 in Warwick came in at 61%, and ZIP 02920 in Cranston at 60%. Even in areas where the share fell from a year ago, most homes were still closing above list. That tells you buyers are still competing, just not as broadly as before.

How much of the market is active

The Real Estate Data Aggregator counted 1,125 homes sold and 1,350 new listings across the full primary market in the three months ending August 31, 2026. Pending sales came to 1,120. New listings outpaced sales, which gives buyers a little more to choose from than a year ago. Still, supply stayed thin. Cumberland (02864) had just 1.5 months of supply. Manville (02838) was at 1.8 months. Most areas stayed well under 4 months, which is generally where sellers hold an edge.

What this means for buyers and sellers

Speed still varies a lot by street, not just by ZIP. The Real Estate Data Aggregator showed Cranston (02920) at 19 days while nearby ZIP 02921 took 33 days. That is a 14-day difference inside the same city. Smithfield (02917) came in at 21 days while Johnston (02919) sat at 35. Pricing to the right number for your specific block still decides how fast you move.

Nationally, Realtor.com reported active inventory up 8.0% year over year. Here, the picture is mixed. Some areas added listings, others pulled back. Harrisville (02830) saw new listings jump 73.3%, while North Smithfield (02896) dropped 16.1%. More listings in one town do not mean more listings on your street.

In short
  1. The U.S.
  2. median was 64 days (Realtor.com, week ending October 24, 2026).
  3. Most of this market ran between 17 and 35 days (Real Estate Data Aggregator, three months ending August 31, 2026).
  4. Well-priced homes are still drawing offers above list in most areas.
  5. A few prices dipped, and supply ticked up in spots, so pricing precisely matters more than ever.
  6. One street can read very differently from the ZIP code around it.
