Primary market still has more buyers than fresh supply

Here is the one thing that changes what you should do right now. The Real Estate Data Aggregator counted 1,120 pending sales against 1,350 new listings in the Primary market for the three months ending August 31, 2026. Buyers are absorbing nearly every home that comes on. That matters whether you are selling or searching.

The National Association of Realtors puts national supply at 4.9 months, the highest in over ten years. Most ZIP codes here sit well below that. Supply is tighter locally than the national picture suggests.

How tight is supply in each ZIP code?

The Real Estate Data Aggregator measured months of supply for every ZIP code in the three months ending August 31, 2026. Most are under 3 months. That is far below the 4.9 months the National Association of Realtors reported nationally.

Even the loosest ZIP codes here, 02857 at 3.7 months and 02839 at 3.8 months, are still below the national 4.9 months the National Association of Realtors reported. That is a real difference.

Where are homes selling fastest?

Speed tells you a lot. The Real Estate Data Aggregator tracked median days on market for each ZIP code. Most homes are going under contract in under four weeks.

ZIP 02838 had the shortest median at 17 days. ZIP 02919 was the slowest at 35 days. Not every home sold fast, but the range is still tight by any normal measure.

What did homes actually sell for compared with the asking price?

When buyers compete, they pay over list. The Real Estate Data Aggregator tracked the average sale price as a share of list price for each ZIP code in the three months ending August 31, 2026.

Only 02825 averaged below list, at 98.4%. Every other ZIP averaged at or above list. That is a sign buyers are still competing in most parts of the Primary market.

Where did the most homes sell above list price?

The share of homes that sold above list price shows where competition was sharpest. The Real Estate Data Aggregator counted this for the three months ending August 31, 2026.

ZIP 02830 stood out: 77.8% of homes sold above list, and the sale-to-list ratio hit 103.4%, according to the Real Estate Data Aggregator. That is a very competitive pocket.

How fast did homes go under contract?

The Real Estate Data Aggregator also tracked the share of homes that went under contract within two weeks of listing. In the three months ending August 31, 2026, some ZIP codes moved very quickly.

What about prices?

Prices held up well across most ZIP codes. The Real Estate Data Aggregator tracked median sale prices for the three months ending August 31, 2026.

A few ZIP codes saw prices dip a little. ZIP 02921 was down 5.2% from a year ago. ZIP 02896 was down 2.2%. ZIP 02886 was down 4.2%. Most others were up. Prices are not moving in one direction everywhere.

What rates mean for buyers right now

Freddie Mac put the average 30-year fixed rate at 7.40% as of October 8, 2026. The 15-year averaged 6.73%. CNBC reported rates hit above 7.5% earlier in the month. Rates at this level raise monthly costs for buyers. That slows some decisions, but it has not emptied the buyer pool here.

Nationally, Realtor.com reported active listings are up 6.7% from a year ago. Here, most ZIP codes saw new listings fall or hold flat. Supply is growing faster nationally than it is in this market.

The Real Estate Data Aggregator counted 1,125 homes sold, 1,350 new listings and 1,120 pending sales across the Primary market. Buyers are moving on nearly every home that arrives. That is the clearest sign of where this market stands.
