Primary market homes are still moving faster than the U.S.
The one number that changes what you should do: Freddie Mac put the 30-year fixed rate at 7.40% on October 15, 2026. That is real pressure on budgets. But it has not stopped buyers here from moving fast.
These numbers cover the three months ending August 31, 2026. That is the period you are reading about.
How fast homes moved, by ZIP code
The Real Estate Data Aggregator counted median days on market across our ZIPs ranging from 17 to 35 days. Every single one beat the 49-day national pace Redfin reported. That gap is worth knowing if you are pricing a home or planning an offer.
Not every home sold fast. ZIP 02919 sat at 35 days, and ZIP 02921 at 33 days. Those are still below 49, but they are a different feel from ZIP 02838 at 17 days. Price and condition still matter.
Buyers are still competing in most ZIPs
The Real Estate Data Aggregator found that in ZIP 02830, 77.8% of homes sold above list price in the three months ending August 31, 2026. In ZIP 02861, that share was 68.2%. In ZIP 02860, it was 58%.
On the other end, ZIP 02825 saw only 21.4% of homes sell above list. ZIP 02838 was at 29.4%. Those ZIPs still sold, but buyers had more room.
Rates are real. So is the local pace.
Freddie Mac reported the 30-year fixed rate at 7.40% on October 15, 2026. That is the same level Realtor.com noted pushed rates above 7% for the first time since January 2025. Monthly payments are high.
Even so, the Real Estate Data Aggregator counted 1,125 homes sold across the primary market in the three months ending August 31, 2026. Another 1,120 were pending. Buyers are still in the market.
What this means for sellers
Well-priced homes are still finding buyers fast here. The Real Estate Data Aggregator showed that in ZIP 02839, 75% of homes went under contract within two weeks of listing. In ZIP 02861, that share was 59.5%. In ZIP 02920, it was 55.8%.
But pricing matters more than it did a year ago. ZIP 02825 saw its sale-to-list ratio fall to 98.4%, down 5.1 points from the same months of 2025, per the Real Estate Data Aggregator. Homes priced above what buyers will pay are sitting longer.
What this means for buyers
Rates from Freddie Mac are at 7.40%. That is a real cost. But supply is still tight. The Real Estate Data Aggregator found ZIP 02864 at just 1.5 months of supply, ZIP 02888 at 1.5 months, and ZIP 02860 at 1.6 months. In most ZIPs, inventory is lean.
- Rates are at 7.40% (Freddie Mac, October 15, 2026).
- Nationally, homes sat for 49 days (Redfin).
- Here, most ZIPs were at 19 to 25 days (Real Estate Data Aggregator, three months ending August 31, 2026).
- Well-priced homes are still finding buyers.
- Overpriced ones are not.
One last thing: a ZIP code is a wide net. One street can read very differently from the whole ZIP. The numbers above are a starting point, not the whole story for your home.
